Known Interested Party Notices

Rio Grande County conducts an annual tax lien sale, usually held in November, and managed by the Rio Grande County Treasurer. Properties with unpaid taxes at the time of the sale may have liens auctioned off.

Being assigned a tax lien does not grant you ownership or any legal claim to the property beyond the lien itself.

While you hold the lien, it accrues interest, which the property owner must repay when they redeem the lien.

You are required to retain the lien until the owner redeems it or until you are eligible to apply for a Treasurer’s Deed after a three-year redemption period has passed.

If a Treasurer’s Deed is issued to you, the recorded deed will reflect your ownership of the property.

Each year after August 1st, tax lien holders will receive an endorsement letter listing all currently held liens.

To safeguard your investment, it is recommended that you continue to pay any subsequent taxes (sub-taxes) if the property owner fails to do so.

As a purchaser of a tax lien, your name may be made public, but your personal contact details—such as your address and phone number—will remain confidential.

If you require assistance or details regarding your assigned liens, feel free to contact our office at 719-657-2747 for support.

Please note that all tax lien assignments are considered final and cannot be refunded.

In the state of Colorado, buyers are expected to conduct their own due diligence before purchasing (CAVEAT EMPTOR, or “Buyer Beware”).

While our office is happy to help answer questions about the process, we are not authorized to provide legal counsel.
